The service and its coverage

SitePrep provides parcel research tools, scenario comparisons, automatically delivered evidence-linked reports, and optional collaboration. Historical orders that expressly included a human review retain that original commitment. The initial region is Maine, New Hampshire, Vermont, Massachusetts, Rhode Island, and Connecticut. Availability depends on municipality, data source, and feature. A state appearing on the coverage page does not establish complete parcel or permitting coverage.

Illustrative samples use fictional findings and geometry. Live records, model estimates, missing information, and written confirmations have distinct labels. Check those labels, source dates, assumptions, and the report version before using a result.

What a report means

SitePrep does not provide a boundary survey, engineering design, legal opinion, permit, appraisal, utility commitment, or guarantee of approval. A candidate building area, soil screen, solar study, cost estimate, or map measurement is preliminary and depends on the stated inputs. A geocoded address alone does not confirm a parcel boundary.

New automated products label the exact evidence scope and validation supporting each item. Historical “verified” reviews identify their named reviewer and particular written-confirmation scope. Neither label means every issue is resolved or a property is buildable. You remain responsible for obtaining the required written approvals, field tests, surveys, professional advice, and purchase protections before committing money or beginning work.

Your account and collaborators

Provide accurate account details, protect your credentials, and use the service only for information you are authorized to access. Workspace owners manage membership and are responsible for deciding who should see shared work. Invitations are intended for the named email address. Do not share credentials or attempt to access another workspace.

You may upload documents and provide comments to support your research. Retain the permissions needed to use and share those materials. Do not upload malicious content, falsify official confirmations, represent preliminary findings as approvals, or use the service to bypass access controls.

Orders, deliverables, and support

New per-report tiers are $29 for Screen, $149 for Feasibility, and $399 for Development. Checkout, when available, displays the product version, specific scope, price and order. Required parcel, source and rule capabilities are checked before payment is accepted. A payment is recognized from the payment provider’s confirmed event, not a browser success page.

Automated research can depend on public source availability; a remaining field test or third-party commitment is identified separately. If the purchased scope cannot be completed, that outcome is shown explicitly with completed work retained. Historical reviewed orders retain their stated review scope and any applicable delivery estimate. No order promises that an authority will respond or grant approval. Raise a delivery problem, charge question, or refund request through support with your order reference and details. A request is reviewed according to the order and applicable requirements; the application does not imply an automatic refund.

Sources, AI, and changing information

Public records can be incomplete, out of date, inconsistent, or unavailable. Rules, fees, hazard mapping, utility availability, and plans can change after a report is produced. Review source snapshots and obtain current written confirmation for material decisions.

AI-generated explanations may contain mistakes. They should point back to the relevant evidence and identify unknowns. AI does not independently establish property rights, permissions, design suitability, or the likelihood of approval. Treat an unsupported conclusion as a question to investigate.

Sharing, exports, and ending use

Report share links are accessible to people who possess them until expiration or revocation. Consider what a report contains before sharing it. Workspace owners can export records; account and workspace deletion requests are reviewed to address shared records, pending orders, and retention needs.

The beta may change as features and source coverage are improved. Service interruptions can occur. Keep copies of the reports and written confirmations important to your purchase decision. Your information is handled as described in the privacy notice.

Questions or concerns

Use the support workspace for a report correction, account issue, privacy request, or billing concern. Include the report or order reference and avoid sending passwords or full payment-card details. For an urgent hazard or an official permitting decision, contact the relevant authority or qualified professional directly.
